What Can Facility Managers Do to Improve Their Equipment’s Performance?

In order to help facility managers, we asked four equipment manufacturers for advice on their equipment. To provide a broad range of advice we’ve selected manufactures of :

  • Boilers
  • HVAC Systems
  • Industrial Air Systems
  • Controls

Check out their answers below to learn how to optimize your mechanical equipment to ensure it runs as efficiently and safely as possible.

Q: What is the number one thing facility managers can do to improve their equipment performance?

Superior Boiler

A: Yearly tune-ups. Due to emission limits driving boiler performance, a yearly tune-up not only makes sure that the boiler/burner is operating within the air permit guidelines, it also guarantees that your boiler is operating at its highest efficiency.

Autoflame Combustion Management Solutions

A: Ensure that the burner is operating at optimum efficiency. Commissioning and tuning the burner is essential in achieving good combustion. Make sure the flame is visually checked as well as the air inlet, filters, air/gas pressures, exhaust gas readings as well as anything else that can affect emissions and savings.

Trane Heating and Cooling

A: There are 3 things they can do:

  • Hire a quality engineer.
  • Hire a quality installer.
  • Maintain your equipment per the manufacturer’s recommendations.

Gardner Denver Industrial Air

A: Balance supply and demand through storage and distribution as opposed to raw horsepower and reliance on compressor controls. Also, meter the compressed air energy into the system and operate at the optimum pressure for maximum production output.

As a #FacilityManager, it’s essential to understand which best practices can help you improve your equipment’s performance to ensure it’s optimized to increase efficiency and comfort. Read @RasMech’s blog for more: Click To Tweet

Q: What is the biggest mistake you see customers make in regards to using your product?

Superior Boiler

A: Some of our watertube customers have lost technical expertise in their water treatment. The most important impact on the longevity of a water tube high pressure boiler is maintaining the proper feedwater quality.  All of the manufacturers have made great strides in making compact and efficient products, but the tradeoff is that the tolerance to deviate from proper feedwater treatment has decreased.

Autoflame Combustion Management Solutions

A: As technology improves and tighter regulations are implemented, upgrades must be made to existing panels/burners to integrate modern and efficient Autoflame burner controls. This involves wiring changes, which some customers need assistance on.

Trane Heating and Cooling

A: The biggest mistake I see when applying a Trane product is not understanding what the end user’s expectations are. Not enough exploratory questions are asked to make sure that we best apply the correct product for the situation.

Gardner Denver Industrial Air

A: Not understanding the dynamics of the compressed air utility (inlet air to product out the door) and making costly decisions based on assumptions and insufficient data.

Q: What is the one thing you wish others knew about your product?

Superior Boiler

A: A water tube boiler if maintained properly is a machine designed to operate reliably for 30+ years, so it should be purchased as a key capital piece of equipment, not as a common commodity. The buyer should engage the manufacturer to understand the key design parameters and concepts.

Autoflame Combustion Management Solutions

A: The achievable savings. Upgrading to Autoflame combustion controls can save on average 10% on your fuel bill, with many customers achieving savings much greater. Our Tech Centre network would be very happy to go through these savings with you, plus we are very approachable and are happy to discuss these savings directly with you.

Trane Heating and Cooling

A: I wish others knew how dedicated the people at Trane are to making your equipment run for as long as possible while also reducing the energy intensity of the building.

Gardner Denver Industrial Air

A: Equipment quality is mandatory for long term reliability and uninterrupted production at the lowest possible cost per cubic foot of air.
